Selection of a home warranty company
Home warranties are more popular than ever before, even for those who aren't in the process of buying or selling a home. For homeowners considering the selection of a home warranty company on their own, it's important to understand some of the steps necessary to find a reputable home warranty firm.
The first thing consumers need to know is that the home warranty industry in California is regulated by the State Department of Insurance. The Home Warranty Association of California provides the following guidelines to aid consumers in selecting a home warranty company.
* A local Realtor is a good resource to provide information to buyers and sellers about home warranties and companies.
* A local contractor or a contractor association might also provide recommendations for top warranty companies.
* Ask neighbors for referrals to warranty companies and for their experiences with the benefits of warranty coverage.
* The Home Warranty Association of California at www.warrantyassn.com. Member companies are licensed and must abide by a strict industry code of ethics.
* Compare price, service fees, coverage and company stability before making a decision.
* Ask questions about coverage to make certain the coverage purchased is compatible with the type of home involved. With a home more than 10 years old or more, it is more likely that repairs will include code upgrades to accommodate modern systems.
* Read the contract and note exclusions to make sure the coverage fits the situation.
* Systems and appliances generally covered under a standard home warranty include heating, electrical and plumbing systems, as well as kitchen appliances, such as a range, oven, dishwasher and disposal. Air conditioners, pool/spa equipment, well pumps, solar components and even limited roof coverage may be available for an additional premium.
The Silicon Valley Association of Realtors lists warranty company affiliate members at www.siliconvalley-realtors.org and also provides a list of local Realtors who can provide information about home warranties.
