Generator, second-story addition get planning commission approval

Applications for a conditional-use permit and design review approval were unanimously approved by the Saratoga Planning Commission on Oct. 12.

Verizon Wireless applied for a conditional-use permit to install a generator on a site at the intersection of Lawrence Expressway and Saratoga Avenue. The generator has an attached fuel tank and will be 7-feet high. It will be surrounded by an 8-foot wall painted to match the existing ground equipment at the site.

Presently on the site are a cellular transmission pole, a billboard sign and paint storage containers, all of which are enclosed by a 6-foot high chain link fence with red plastic slats and barbed wire. The remainder of the site is used for commercial parking. The site has several approved antenna facilities. In October 2004, both AT&T Wireless Services and Verizon obtained approval of conditional-use permits to install antennas on the property. Sprint PCS, which also has antennas on the property, obtained approval of a permit a month before.

Unlike previous applications for wireless structures, there was no opposition to the Verizon generator due to the location of the site. The planning commission followed city staff recommendations and approved the permit.

"The site is packed with generators, antennas, buildings and generators," Commissioner Linda Rodgers said. "There are requirements that needed to be met that the site met. No one in the immediate area would be affected."

The second agenda item was also quickly approved by the commission, giving Forest and Marilyn Winningham the OK to construct an 895-square-foot second-story addition to their one-story single-family residence on a corner lot on Ten Oak Way. The total area of the proposed residence is 4,257 square feet, with a proposed maximum height of 22.35 feet. The gross lot size is 17,424 square feet.

The commission found that the proposed design fit in with the existing character of the neighborhood.

"It's a small addition on a neighborhood that fronts on a court," Rogers said. "It's well designed and integrated into the neighborhood. It doesn't have any balconies so it doesn't involve any issues of privacy for the neighbors."

Commissioners Mike Uhl and Michael Schallop were not present at the meeting.
